The new housing year is beginning positively, says the Property Shop’s Sheron Harley.

The general trend, certainly as far as the Property Shop in Acle is concerned, is very much “New Year, New Start, New Home”.

As soon as Christmas is over, thoughts turn to New Year resolutions and making fresh starts.

Putting your property on the market and the process of moving home is one of the most momentous events to occur during your lifetime, whether it is taking that exciting first step onto the housing ladder, the desire to buy a larger home as your family size increases, or down-sizing as the family flies the nest.

Whatever your situation, getting the timing right to market your property is very important.

After the slight lull of Christmas there is now an increase in the number of applicants looking to purchase, so it makes January an excellent time to put your property on the market.

We are very busy at the moment, interestingly with many applicants looking to re-locate from the Essex andLondonarea.

With the recent recession still on many people’s minds, it is reassuring to note that property prices in this area remain static, with no indication of any change in the foreseeable future.

Confidence is returning to the market, as our in-house mortgage consultant has confirmed, with lenders launching a variety of new products for 2013.

The new year brings positive news for purchasers with house prices keen and vendors more realistic in their asking prices. However, it is the exciting development of increased mortgage availability that really grabs the attention.

Lenders, after several years of being subdued, are regaining their appetite to lend, and have an increased drive to help with packages offering the lowest interest rates in history and the launch of excellent schemes to help the beleaguered first time buyers.

First time buyers are being encouraged to buy now with the return of 95pc mortgages and parent assisted lending schemes by a small number of lenders.

This will be welcomed by those who can afford the repayments, but found saving for a substantial deposit impossible. Full details of the various schemes are available from our in-house mortgage adviser.

If you are thinking of putting your property on the market, don’t be deterred by any negative press you may hear, go for it – make 2013 your year to move…
