Seasonal tips for sellers

This time of year presents a challenge for sellers to have their properties looking at their best to catch the eye of the would-be buyer so to help here is my top-tips to help you make a successful sale.
1 Try and arrange for buyers to view in daylight and if necessary let the agent have a key to facilitate this.
2 Replace any broken bulbs and turn all lights on ahead of the viewing appointment – this is your “showcase” opportunity!
3 Make sure the property is evenly heated – 20DegC is about right.
4 A prominent For Sale board will help a potential buyer easily identify your property on a dark and foggy evening.
5 Make sure the paths to the entrance are clear of leaves and overgrown shrubs.
6 Ask your agent to display up-to-date pictures.   Summer pictures are great but they do make it look as though the property has been on the market a long time, which is not an impression you wish to convey.
7 If you have an open fire light it to help convey a homely astmosphere.
8 If its dark have some garden pictures to show the viewers if they are interested and if you have garden lights switch them on.
