A day in the life

Amazing another busy weekend, 91 viewings have taken place all of which will need chasing up, we need to get the feedback from all the people who viewed the properties through us and let our vendors and landlords know what people thought.
Good bad or indifferent, all feedback is vital to how we market our homes in the future. We already know we have two full asking price offers on houses that have just come on this week and three other offers all within 95% of the asking price, a good sign that the market is improving. My lettings colleagues have let 4 flats and houses over the weekend  so it seems we are now starting to see the spring market!

Out on the road carrying out valuations on such a variety of homes, is perhaps the most fascinating part of the job. Meeting people for the first time discussing their plans and being shown around their homes. Today I meet a young couple who are getting married this weekend and just about to go off on honeymoon; who have been trying to sell through another agent for months without success. We have sold two similar flats in the road in the last two months so I am sure this one will sell quickly! Then onto see a lovely retired lady with an established semi-detached home in a great area, she wants to a buy a bungalow in the town as well.

I always find this is a good day to catch up with the solicitors and find out how the sales are going through, so we can update our clients and keep them informed on the progress and give them advice on how best to move their sale forward.

A great day for the weekly mail out to update all our potential buyers and prospective tenants of all the new properties that have come onto the market. Once we load a property into our system it is immediately sent to all the top websites and property portals but the weekly mail outs send emails direct to mailing list and create many more viewings for the weekend

This is the day we focus on creating viewings for the weekend and making sure all of our four diaries are filled with buyers and tenants looking for new places to live.

Saturday and Sunday
The viewing days! Now the snow has gone we really have seen a change in activity and we have everyone out viewing again my team are sprinting from viewing to viewing calling in with more offers all day long. The housing market really seems to be bouncing back with a vengeance!
