As you are aware there is money to be made from property, even in this climate. Follow these proven guidelines and you’ll be amazed at the response.
Present your property as being a spectacular home. One of the easiest things you can do is give your property a lick of paint throughout, clear out any junk and unattractive furniture and de-clutter to make your property look clean and fresh.
Keep decorating consistent and neutral. Add a few accent colours in accessories like cushions and paintings.
It’s the finishing touches that really make a house a home. Even if you are renting, it makes a huge difference if you make your property look warm, cosy and nonclinical.
Clean every nook and cranny, from the cob webs in the spare room to the grout around the bath. Beds should have plain modern sheets and pillows on them. Your aim is to set the mood and make the property look lived in.
Buy some nice flowers (even artificial ones) and vase for the table.
Gather three to five unique selling points about your property that will attract a buyer or tenant. They are anything that upsells the experience of living in the property. eg. “We have just had it double glazed and it keeps in the warmth really well”, or “one of the best schools in the county is only 10 minutes away so it’s ideal” or “the neighbours are lovely, they always invite us around for barbecues” etc etc, this will set your property above the rest.
