At this time of the year most home sellers have one goal, that is to move before Christmas or perhaps more realistically, the New Year. The idea of being settled into a new home to host the friends and family gathering proves irresistible to many. The competition amongst sellers and expectation of buyers is still very high despite the current economic climate. Imagine you have found your ideal next rung up the property ladder or the home of your dreams with the only thing left is to secure a quick sale on your existing home. You are totally motivated and the difficulty often lies in the fact that you are focusing on the next house working out the decorating scheme! Before you move on mentally you must not forget that for potential buyers looking around your home this is their next step on the ladder. Your property has to fit their picture of a ‘dream home’ too. Home staging has undoubtedly become more and more acceptable in recent times although there are still many people who do not buy in to the concept. It is not rocket science, it simply means that when you market what is probably your most prized financial asset for sale you ensure that it looks at its best. This simple fact will ensure that you maximise your marketing potential, increase viewings, achieve optimum selling price and therefore enabling you to take the next step in your life. Whilst I totally agree that the initial impression of a home is made on the kerbside we cannot rule out the huge impact of the internet. It is so easy to log on and browse through the details of all the properties for sale in the region and one must admit, it is quite entertaining or is this just me. Therefore, photos become a crucial part of the marketing process and can make or break the decision to view. It never ceases to amaze me how poor some of these photos are – by that I mean, poorly set up, badly lit, taken from the worst angle, and clutter still in evidence!
