There is no doubt that the property market is in much better shape than this time last year and there is also no doubt that house prices in Norwich are recovering. Despite the improvement, it will be a while before I use the word buoyant to describe market conditions. Deals are being done and we are achieving excellent results for clients who price their homes realistically and are prepared in some cases to be patient. Some types of properties which are in short supply can achieve guide price or even more.

However, the length of time a transaction is in process is generally far too long at the moment. Lenders are taking too long to commission valuations and produce mortgage offers and the legal process is sometimes longer than it was before the introduction of Home Information Packs which were supposed to speed things up. This is why the selection of conveyancing solicitor and lender is crucial.  Selling your property isn’t just about choosing the right estate agent. It’s also about the selection of the other players.  So my advice is to only use professionals who have been recommended by someone you trust.
