Many people I come across have a romantic idea about owning a part of England! By this I mean a chunk of land, which often accompanies a farm, and the market for farmland continues to produce results and can certainly be beneficial when it comes to tax issues. Bidwells has extensive expertise in this area and my colleague James Brooke heads up the Land and Business division in Norfolk. Looking at The Farmers Weekly Tracker figures fewer acres are available on the market throughout the UK than there were last year, however I still have a number of clients who are looking to buy farms – whether these be existing farm businesses or residential buyers.
Although residential farms and bare land sales are thin on the ground this year, at Bidwells we are being made aware of some exciting developments and possible properties coming on to the market – dreams of a Pa Larkin lifestyle from the Darling Buds of May could soon be made a reality! Trying to find a residential farm in North Norfolk with a house in the middle of its own land may be rare, but they do appear.
According to James Brooke “land quality is an increasingly important factor in driving purchasers”. Demand from the traditional farming sector continues to dominate but is being supplemented by investors who now see farmland and associated property as a ‘safe haven’ compared to the uncertainty of more traditional property investment. However, whatever sort of house you are looking for – be it nestling in the middle of farmland – or be it a four storey Georgian town house – I am here to help, and believe me I love nothing more than scouring the county for the house of your dreams.
Keeping my eyes and ears open – and meeting so many different people in all sorts of different situations – I am confident that I can meet my clients requirements, although it might take a while longer than in previous years. My son was playing in a rugby match at school the other day and one of the opposing team’s parents just happened to mention they wanted to sell their house – little did they know I was just the man to mention it to!
